Timber framed 1920’s built residential dwelling founded on concrete perimeter ring beam with rubble infill and concrete internal piles. Another story of a repaired house what was not repaired to anything close to an acceptable standard. The house is a cozy, home of our lovely client. Our findings surprised the property owners. Some piles have been replaced (to a slightly different location), some packed with non-compliant timber waste and fiber-cement sheet boards. The base plate on the perimeter ring beam has also been packed with the same cement-sheet boards.
